What to Expect: Timeline for Selling Your Home

Strategy Session (1-2 hours)

This is where we do all the work to construct a winning game plan. We look back at useful data. We look inward to understand your real goals. And we look forward to how we will approach listing the property.

Home Preparation (0-2 weeks)

After the walkthrough there are certain items that homeowners may choose to improve or investigate. Common improvements can take the form of a fresh coat of paint or some other low-hanging update that allows the home to make its best impression. When it comes to investigating particular items there are times when a homeowner will have a sewer scope performed or major mechanicals serviced. More than just getting the home listed we want to remove friction points that are likely to arise.

Listing & Marketing (4-7 days)

We want your home to put its best foot forward and to be known by as many people as possible. That is why we invest greatly in the strategies that make your property standout from the rest of the homes for sale across the area.

Showings to Accepted Offer (*market & strategy dependent)

Once your home is active/live, showings can be scheduled and we then begin to track buyer interest. As offers roll in, we review each offer by breaking down each term and consequence. This involves understanding price, timing, buyer strength, and a number of risk exposures. Through analysis and conversation you will be in the position to select the offer that best suites your goals.

Accepted Contract to Closing (often 14-45 days)

After accepting an offer the listing moves from “active” to “pending.” From here we manage every detail to keep each transaction on track so that we can hit all of the milestone moments. The road to closing often includes: coordinating inspections, negotiating repairs, navigating the appraisal, and making sure each deadline is met.

Once the cycles of preparation are near complete, we move to the work to make the listing “active.” This involves professional photography and the marketing build-out. Once the listing is on the market we will move toward showings, offers, and negotiations. There are often, two rounds of negotiations where we work to get the best price and the best terms. The first negotiation’s goal is to get to an accepted offer with the most qualified buyers and the least risk. The second negotiation is a part of the inspection period.
